Auction Terms & Conditions: 10% Non Refundable Down Payment Due at Close of Auction on each tract. Seller will pay taxes due and payable in November 2020 with Buyer to assume taxes in May 2021. Possession of land on Tracts 1 & 2 will be given to buyer day of auction.  Possession on Tracts 3,4 & 5 will be upon harvest of 2020 Crops.  Closing to take place within 45 days of auction.  A staked survey will be provided with cost split 50/50 between buyer and seller. Title Search and Title Policy cost split 50/50 between Buyer and Seller. Sold Subject to Confirmation of Seller. Not responsible for accidents.
