Terms & Conditions:

Auction Procedure: The property will be offered in 3 individual Real Estate tracts, any combination of tracts or the whole property can be assembled. There will be open bidding on all tracts and combinations during the auction as determined by the Auctioneer. Bids on tracts, tract combinations and the total property may complete.

Financing: The property will be sold for cash. (The sale of this property can be financed: however, the sale of this property is not subject to lender approval, appraisals, or inspections). Any financing, appraisals or inspections should be done prior to the auction.

Deed/Owners Policy: Seller will provide the Buyer a General Warranty Deed and an Owner’s Policy of Title in the amount of the purchase price. If the Buyer finances the property they will be responsible for the Mortgage Policy of Title. The Seller will select the title insurance company to issue the title insurance policy.

Written Purchase Agreement: The successful bidder will be required to enter into a written Purchase Agreement immediately after the conclusion of the auction.

Down Payment: 10% Nonrefundable Down payment due on each tract.

Survey: A boundary survey has been completed on each tract by Miller Land Surveying, Monroe, Indiana. The cost will be split 50/50 between the Seller and Buyer.

Closing: Closing will be within 45 days after the sale. The closing agent fee will be paid by the Buyer.

Possession: Possession will be given after the 2018 crops are harvested.

Taxes: The annual property taxes: Tract 1 is $1191.10 Tract 2 is $1205.14 Tract 3 is $292.26. The taxes will be prorated until the day of closing.
